Step #3 - Here is the List of What You Will Be Choosing

What Will You Be Picking Out?

This will depend on the stage of your home and the community, but here is the general master list.  

 

NOTE: If the stage of your home's construction allows, you can change some things in your contract at this appointment if you find something else you like more.

  • Exterior:

    • Paint​ Colors: Siding, Shake or Board and Batten, Trim/Garage Door, Front Door/Shutters

    • Brick or Stone and Mortar Colors

    • Add more brick or stone to front

  • Interior:

    • Paint Colors: One for Walls and Ceilings, one for the Trim

    • Cabinetry

      • Cabinet Colors: Standard is Espressso

        • Upgrade the Island and the Baths to a different color from the Kitchen wall cabinets.

        • Upgrade color to White, Light Grey or Dark Grey

      • Cabinet Hardware 

        • Add Knobs, bar pulls or handles

        • Choose a color: Brushed Silver or Black Matte

      • Add Laundry Room Cabinets

      • Add a Utility Sink to the Laundry Room (not all plans have enough room, please ask)

    • Interior Fireplace in the Great Room

      • Standard a flush mount black glossy surrounds with a white wood trim mantle

      • Upgrades:

        • Brick or Stone with raised hearth with cedar mantle

        • Note, the fireplace must be the same colors and brick/stone as the front of home

        • Note, if you want a stone interior fireplace you must have stone on the front of your home​

    • Kitchen Backsplash

      • Upgrade from 6 x 6 Tile

      • There are over two dozen different options

      • Wide variety of tile sizes: 3 x 6, 6 x 6, 3 x 12, 4 x 12 are a few

      • Many tile color options: Usually white, grey, and beiges

      • 3 patterns to install the tile: Grid, Brick or upgrade to Herringbone

      • 3 different grout colors per paint/granite color to choose from:  Basically white, medium shade and a dark shade

    • Countertops

      • Granite is standard In the kitchen  

      • There are about 6 colors of granite

    • Vanities in Baths

      • White cultured marble is standard

      • Upgrade to granite with rectangular sinks (must match rest of home)

    • Kitchen Sink

      • Standard is usually 50/50 Stainless Steel

      • Upgrade to the single bowl stainless steel

    • Add Built-in Cubbies in Mud Room (plan permitting)

    • Choose the carpet and carpet pad.  

      • There is one level #1 as standard with over a one colors

      • Upgrade carpet to level #2 up to #5

      • Standard and upgrade options in speckle patterns

      • Upgrade to textured carpet

      • The carpet pad is 6lb and can be upgraded to 8lb

    • Choose the "hardwood looking"flooring

      • Standard is EVP Level #1

      • Upgrade to EVP Level #2 or Engineered Hardwoods

    • Choose the flooring for the wet areas

      • Standard is vinyl

      • Upgrade to tile level #1, #2 or #3 (Level #2 is the most popular in 12 x 24 size)

    • Stairs: Standard is carpet

      • Upgrade to stained (this is usually only possible to do prior framing)

    • Lighting​

      • Standard is brushed silver level #1

      • Upgrade color to black matte finish

      • Upgrade style to Level #2 or #3

      • Add lighting to over the kitchen island:

        • Add 3 small pendants

        • Add 2 large pendants

        • Add 1 Large Long Extended chandelier

      • Add Ceiling Fans to Bedrooms, Outdoor Rear Porch or Media Rooms

      • Add more flood lights

      • Add under cabinets lights in the kitchen

      • Add Accent Traverse lighting to Great Room or Media Room

  • Garage Door Openers

    • All garages are pre-wired and braced for an openers per garage door

    • Add garage door opener or key pad

  • Appliances - Standard stainless steel

    • Option to upgrade the dishwasher

  • Custom features;

    • Any custom features you need should be finalized at this time.  Whether it is in your contract or you want to add it.  Things like;

      • Extra Electrical or Cable​

      • Extra doors - like adding a double door to a basement 

      • Deck Stairs

      • Changing a tub/shower combo to a Shower only in a secondary bedroom

      • Covering a rear porch or extending it

      • Adding the outdoor fireplace

      • Adding additional patio area either below the deck or next to the included patio
